High Maintenance Pain in my Arse

Those are the words I used to describe the lady that is (supposed to be) buying our house. I have never in my life seen someone so demanding of petty things like this woman is. Let me start with a little about our house:

We live in a 2 story townhouse (I bought it before DH & I were married) close to town. Since we moved in, we've remodeled almost every square inch. We put down hardwood floors, tile, etc., which we did ourselves, as well as new lighting/door/plumbing fixtures and knobs throughout. I'd like to think we have one of the nicest units in our neighborhood. We've worked extremely hard to get it where it is.

So we put our house on the market in February. We have a few acres in the country that we're building a house on. In early May, we received a legit offer and accepted. In the state I live in, it is highly encouraged by lenders to have the house inspected. Fine. I was almost looking forward to it, seeing all the work we've put into it. So the buyer had it inspected back in late May. We got a 17 PAGE REPORT with things the buyer and/or inspector wasn't satisfied with. Let me fill you in on the extent of these "problems": 1. a light switch cover in our kitcken was loose. Not the receptacle itself, the plastic cover that screws in. 2. Our windows in the guest bedroom were hard to open. Okay. We've never opened them, so I was intrigued by this one. Turns out once you open it the first time, it opens nice and smooth the rest of the time. It was stuck from not being opened in so long. 3. The buyer didn't like the tile in our foyer, so she wanted it re-done. I could go on but I'm assuming you get the point.

This lady is nuts! A home inspection is designed to point out STRUCTURAL flaws, major cosmetic errors (i.e. sheetrock not puttied, etc.) and NOT petty shiit like, "Well, I don't know how to use a screwdriver, so I'm going to need you to screw in the light switch cover for me."

So the inspector had to do a walk through last Thursday to determine all the petty things he's pointed out were fixed. And they were. I assumed this would be a breeze, but of course I was wrong again. He came back with another 12 page report of NEW PROBLEMS. Okay let me get something straight, the buyer has the right to ONE inspection, which was done, and "problems" were fixed. I'm not going to play a back and forth game with these inspections. You had your chance to find all of our mistakes. I'm done trying to please you. Ugh - Selling our house is going to be the end of me.

Please keep your fingers crossed I don't lose it on this lady. thanks.

  1. I was a licensed real estate agent, but in FL. Couldn't you just lower your asking price to counter act all of the things she is wanting you to fix? It may be worth it rather than spending time and money doing this.
